Planned maintenance costs less, is easier to budget, protects the asset value and keeps tenants happy. The reason most buildings run reactively is not that owners do not know this. It is that putting a proper programme in place takes work that nobody has time for.

McBride Construction does that work for you. We survey the building, build a maintenance plan and a forecast budget, agree the rates, then run the programme and handle the reactive work under the same agreement. You get one provider, one schedule, one point of contact and one invoice.

We walk the building or portfolio, record the condition of each element, and identify what needs attention now, what needs attention this year, and what can be planned.

A written plan covering the agreed term, with costs by year. This is the document you take to your board, your body corporate or your budget round.

Paint is the cheapest protection a building has. Left too long, a repaint stops being a presentation job and becomes a repair job: substrate damage, rotten joinery, corroded steelwork and rusted flashings all cost many times what recoating would have. A planned repainting cycle spreads the cost, keeps the building looking maintained and protects what sits underneath.

We survey the building’s exterior, record the condition and remaining life of each coated element, and build a cyclical painting programme with costs by year. Then we deliver it, with our own trades on site and one point of contact through the job.

What a cyclical painting programme covers

Painting programmes for schools and kura

Schools are the clearest case for cyclical painting. Property funding is allocated in advance and has to be justified, the buildings are often older timber and fibre cement stock that punishes a deferred repaint, and the work has to happen without disrupting teaching. A costed multi-year painting cycle turns an unpredictable request into a planned line in the 10 Year Property Plan.

We work with boards, principals, property managers and project managers on school property, and we understand the constraints that make school painting different from a commercial repaint.

Building Warrant of Fitness and compliance support

Every commercial building with specified systems needs an annual Building Warrant of Fitness, supported by a compliance schedule and the inspection, maintenance and reporting records behind it. Keeping that paperwork straight across a portfolio is a real administrative burden, and the consequences of getting it wrong sit with the building owner.

McBride works alongside our Independently Qualified Person subcontractors so that the building fabric items on your compliance schedule are inspected, maintained and recorded on time. We coordinate the trades, chase the records and give you a single view of where the building sits.

Specified systems we coordinate

Your compliance schedule lists the specified systems in your building, and every one of them needs inspection, maintenance and reporting to keep the Building Warrant of Fitness current. We coordinate the Independently Qualified Persons and specialist contractors across the full range of systems, hold the records, and chase the ones who are running late so you do not have to.

We also manage the annual Building Warrant of Fitness sign-off and submission to council, and the six-monthly building evacuation scheme requirements.

Other scheduled servicing we coordinate

Alongside the specified systems, most buildings carry a list of recurring servicing and certification obligations that sit outside the compliance schedule. We fold these into the same annual works calendar so there is one programme, one schedule and one point of contact.

Once the programme is agreed we can fix the annual cost for the term and split it into equal monthly payments. Reactive work is billed separately at contract rates against an agreed annual allowance.
