Commercial and Residential
Property Maintenance

The repair is rarely the expensive part

When something fails in a commercial building, the repair is rarely the expensive part. The cost sits in the disruption: a tenancy that cannot trade, staff standing around, a complaint landing on a property manager’s desk, or a compliance issue that has to be reported.

McBride Construction runs a dedicated commercial maintenance team for property owners, property managers and building occupiers across Christchurch and Canterbury. We hold agreed rates, work to defined response times and give you one point of contact who knows your building wherever possible.

Our maintenance carpenters are employed by McBride. They are not sourced job by job from whoever is free. The tradesperson who attends your site this month is likely to be the one who attended last month, which means less time spent explaining the building and more time fixing the problem.

How a job runs

Phone, email, or through your own maintenance system.

For most work we confirm scope on site and get on with it. For anything unclear we send photographs and a written scope before we start.

Under an agreed value threshold we proceed and bill at contract rates. Above it, you get a fixed price first.

Site inductions, permits, after-hours access and tenant notifications are handled by us, not by you.

Every job is signed off with before and after photographs, the job reference and a cost breakdown, so it can go straight into your records.

Emergency and make-safe

Buildings fail at inconvenient times. Storm damage, burst pipes, break-ins, vehicle impact and fire all need someone on site quickly to make the building safe, secure it, and start the process of getting it back into use.

McBride has spent fifteen years responding to damaged buildings in Canterbury, including several thousand insurance repairs following the earthquake sequence. We understand make-safe, we understand scoping for insurers, and we understand that the first job is to stop the situation getting worse.

We offer emergency response and make-safe for commercial property, including insurance and accidental damage work, and we can work directly with your insurer or loss adjuster.

Who we work for

Why McBride

Our maintenance carpenters, project managers and quantity surveyors are McBride staff. We are a contractor, not a broker, and that shows in accountability when something goes wrong.

We employ our own quantity surveyors. Rates and variations are built up, not guessed at, and we are comfortable working open book where a client wants that visibility.

A leaking roof and a two million dollar refurbishment go to the same company and often the same people. Most maintenance providers cannot do the second. Most main contractors will not do the first.

Fifteen years working on Christchurch building stock, including post-earthquake repair and strengthening, means we recognise the common failure points in this city’s buildings.

We will come and look at it, at no cost, and tell you honestly what needs doing and what can wait.
